What we check for in an established house.

These minimum established property requirements apply if you're applying for a Keystart loan to purchase an established, already built home, to ensure the home you want to buy is up to a certain standard. We may require more information based on the valuation report for the property.

Are you building a new home? Your builder will need to meet our minimum building requirements.

If the property doesn't meet our requirements, we may decide it's not suitable to use as security for the loan. We'll let you know if this is the case.

Construction and presentation

  • The property must be well-maintained and of a reasonable standard.
  • The property should be adequately painted.
  • Wet areas must be tiled/waterproofed or sealed.
  • There must be floor coverings throughout the property.
  • The property must be fenced.

Car parking and access

  • An allocated car space needs to be available.
  • The property must have a driveway from the crossover to car space adjacent to the house in a suitable material.

Services

  • Water needs to be metered to the boundary, or in regional areas where water metered to the boundary is not available, evidence that adequate rainwater tanks have been installed.
  • The property must be reasonably habitable and have all relevant local authority and other regulatory body approvals.
  • Sewerage connected, as required by the Western Australian Water Corporation, or a septic tank or leach drain that is compliant with local authority requirements.

Other

The property should have:

  • a designated space for laundry with power and a water connection. In the case of an apartment purchase, a communal laundry is acceptable.
  • a fully functioning kitchen, and
  • a fully functioning bathroom and toilet.
We may make exceptions to the requirements but this will be up to our discretion, in exceptional circumstances.
